Built in the New Objectivity style and opened in Berlin in the early 1930s with a visionary dance and ballroom featuring an avant-garde program, the building complex is set to be revitalized and given new social relevance after having served many different purposes over the years.
The project combines the careful restoration of the historic structure with a contemporary architectural reinterpretation and the addition of a new building.
In the heart of City West, a complex is taking shape that will feature 220 hotel rooms and suites, high-end dining venues, and versatile event spaces—opulent, expressive, and visionary.
The historic Feminasaal will be revitalized as a multifunctional event space and once again become a public attraction in the city. The concept is complemented by exclusive spa and fitness areas, as well as a spacious rooftop terrace with views over Berlin.
The architectural challenge lies in striking a delicate balance between preservation and transformation. Historic stairwells, defining facade elements, and distinctive spatial sequences will be preserved and integrated into the new use concept.
At the same time, new accessible access points, modern technical infrastructure, and flexible usage scenarios are being created. On the courtyard side, the heavily and rather carelessly altered complex is being carefully expanded and reintegrated. The project views historic preservation not as a restriction, but as a creative opportunity. Through targeted interventions, the building’s original identity is revealed and carried forward into the future.
Sustainable strategies—such as energy-efficient retrofitting, the use of existing heat sources derived from the permanent lowering of the water table, and the integration of existing district heating and photovoltaic systems—complement the renovation approach. The result is a building that combines historic character with contemporary environmental standards.
The Femina Palast will thus become a place where history, hospitality, and urban life come together in a new way. A project that preserves the past and shapes the future. A new chapter for one of the most iconic buildings in Berlin’s City West.
