On a plot with a small old detached house, an apartment block with four flats was to be built at affordable prices despite high construction and financing costs. The solution was simple but consistent: no basement for the building, access to the upper floor via an external staircase, arrangement of the necessary technology such as a heat pump etc. below the staircase, optimisation of the ratio of external envelope area to living space. Everything within this house is living space and functionality, the only ‘luxury’ being the spacious south-west-facing balconies measuring approx. 12 m², which allow you to experience the green surroundings. The ground floor flats have assigned terraces and small gardens. The result is four flats with extremely practical layouts, suitable for single people and small families with minimal use of space and resources.
