Moltkestraße, Düsseldorf

In the north of Düsseldorf's city centre, in the district of Pempelfort, a diverse new residential complex with shops and a daycare centre has been built on a former Telekom site on Moltkestraße.

All of this was approved in 2020 as a positive exception without a complex development plan procedure. It is a fine example of how cities, developers and architects can pursue the same goal and work together to counteract the current housing crisis.
The lengthy project history, spanning around seven years, was marked by the coronavirus pandemic, significant market changes, a change of developer and various necessary modifications to the apartment layout.

The former urban landscape between the fire station, school and thermal baths had been supplemented with office blocks typical of the post-war period and characterised by large car parks in the inner area.

Our new urban development responds sensitively to the diverse neighbours and the varied usage environment, offering a wide range of residential typologies in a variety of sizes. The tall buildings on Moltkestraße are adjoined by lower, stepped fingers in the courtyard at free angles, respecting the established surroundings.

At the corner of Moltke-Gneisenaustraße, a 9-storey residential tower with attractive penthouses sets an important urban accent. The up to 7-storey sub-buildings are accessed via numerous separate entrances and offer quiet units in the courtyard as well as typical city centre living directly on Moltkestraße. Large roof terraces and attractive balcony solutions round off the wide range of apartments on offer.

The facades are kept calm and form the respective sub-units from Gneisenaustraße around the corner to the fire station in Moltkestraße with spacious entrance areas. A spacious underground car park offers space for 150 cars, bicycles and the necessary storage rooms for tenants.

Intensive and extensive green roofs contribute to a better microclimate, as do the green facades on the stairwells of Moltkestraße.
